There may need to be a 28% increase in the numbers of new homes being built in the Northern Sound region over the next two decades to keep up with demand.
That's according to new research from the Economic and Social Research Institute, which says Ireland needs to build 40% more new homes every year for the next 20 years for the growing population.

But just 20,000 or so are expected to be finished by Christmas this year.
It's anticipated that 771 new homes are needed in the Northern Sound region next year to keep up with demand - 451 in Cavan and 320 in Monaghan.
However, the ESRI predicts this number will rise to 2,078 by 2040 if there is "high migration" into Ireland.
In the Northern Sound region, this would require 567 new homes to be built in Cavan by 2040, and 418 in Monaghan.
