Planning permission has been refused for a development that would have resulted in the construction of 23 homes in Co Monaghan.
Permission has been sought for 23 units in Inniskeen, which would have included nine terrace dwellings, four bungalows, and ten semi-detached dwellings.
Half the units were due to be private housing, with the other half being used as a "combination of social and retirement housing".
However, the local Planning Authority deemed that the proposal would be "contrary to the proper planning and sustainable development of the area".
It added that the County's development plan "does not afford the provision of retirement housing" in this area.
