Property prices in Cavan have risen by €1,000 during the second quarter of this year while prices in Co Monaghan stabilised. That's according to the latest MyHome.ie Property Price Report in association with Davy which shows that the median asking price for a property in Co Cavan is now €200,000 and €195,000 in Monaghan.
Asking prices for a three-bed semi-detached house in Cavan stayed flat over the quarter at €180,000 meaning a price decrease of €5,000 on this time last year. In Co Monaghan, the asking prices for a three-bed semi-detached house fell by €2,500 over the quarter to €180,000 - an increase of €5,000 when compared to 12 months ago.
Meanwhile, the asking price for a four-bed semi-detached house in Monaghan fell by €5,000 over the quarter to €225,000 up €9,000 compared to this time last year. There were 108 properties for sale in Monaghan at the end of Q2 - an increase of 4%.
The asking price for a four-bed semi-detached house in Cavan rose by €10,000 to €220,000 - up by €23,000 compared to this time last year. There were 271 properties for sale in Cavan at the end of Q2 - an increase of 21%.
Speaking on this morning's Joe Finnegan Show, Joanne Geary from MyHome.ie said she expects asking price inflation to continue for the rest of the year at between 1.5% and 2%. "What do we see in terms of pricing; if I project forward to the end of the year, our forecast would be that asking price inflation will continue at about 1.5% and 2%.
"So, no dramatic massive increases or dips here in the market that we can see over the coming months. It's always possible that the market could dip but certainly nothing that we can see on the performance so far," she added.
