The commercial vacancy rate in Cavan and Monaghan is as high as 23 per cent in some towns.
Nationally, the rate is almost 14 per cent, with both local counties coming in below that.
The GeoDirectory Commercial Buildings Report examined the commercial vacancy rates among a sample of 80 towns across the country in June 2022.
It found a 0.3 per cent increase in vacancies in County Monaghan, bringing it to 13.7 per cent.
There was a drop of 0.3 per cent in Cavan, with the rate there down to 12.9 per cent.
Within each county there were towns that had significantly higher vacancy rates.
Cootehill had the highest rate locally at 23.6 per cent, with Monaghan town just behind on 21.9.
Castleblayney and Bailieborough had rates of 21.1 and 19.3 per cent respectively.
Cavan town had the lowest rate in the county at 15.9 per cent, while Carrickmacross was the lowest in Monaghan at 13.1 per cent.
County Sligo has the highest rate of vacant commercial buildings in the country at 19.4 per cent, while County Meath has the lowest at 9.9.
